2501 Pennsylvania Avenue Condominium
Located at the corner of 25th Street, NW and Pennsylvania Avenue, 2501 Pennsylvania Avenue is a European-style boutique condominium project that offers a constant reminder of the excitement and power of Washington, DC. The building is located within walking distance of landmarks such as The White House, The Kennedy Center, the International Monetary Fund, the World Bank, George Washington University and the luxurious Georgetown neighborhood.
The project's scope included demolition of the existing 5-story building structure (while retaining and restoring the existing historic facade) and completion of 2-stories below grade and 8-stories above grade building. The building includes 18 condominium units, underground parking, and 5000 SF of street-level retail space. Built in 1896, the historic brick and limestone facade and the ironwork of the existing concrete building have been restored and incorporated into the design of the new addition.
Each unit offers approximately 3,000 SF of livable space, with floors two- five housing three units. Interior features include stone and wood flooring, marble countertop and bathrooms. The cupola is one of the standing features of the historic facade and rises as an outstanding feature of the building, off the sixth floor terrace. One seventh floor unit features a curved staircase leading to the eighth floor. Floors six and seven are lofted penthouse floors housing two units each and high end appliances in the 144-SF kitchens with chrome fixtures and accessories in the equally magnificent bathrooms.
The building foundation and supportive excavation elements include a complex underpinning scheme and various forms of piling. Post-tensioned concrete forms the completed structure while structural steel towers supported the facade during demolition and construction. The building envelope consists of a granite water table, limestone cladding, stainless steel, glass, and aluminum storefront, high-performance punch windows, and both existing and new brick veneer with four distinctive types of brick. Additional interior finishes include ornate stone and ironwork, eco-friendly timber flooring solid core wood doors, exotic wood paneling, custom Italian kitchen cabinets, triple paned windows, and low-voltage recessed lighting.
